Sold by the bank, not at auction
REO homes are not auction properties. They're listed on the MLS, shown like any other home, and sold with standard contracts and title insurance.

Browse current REO and bank-owned homes across Long Island. Every listing is on the OneKey® MLS, professionally marketed, and represented by East End Luxury Ltd. — a CCIM/CDPE-designated REO brokerage with two decades of disposition experience for institutional sellers.
REO (Real Estate Owned) homes are properties a lender or servicer took back at — or after — a failed foreclosure auction. Once the asset is on the bank's books, it's listed for sale on the open market through a designated REO broker. On Long Island, REO inventory turns over quickly: most homes are priced to move and sold to standard owner-occupant or investor buyers using conventional financing.
We list and dispose REO assets across all major asset-manager platforms (Equator, RES.NET, Pyramid, etc.) and represent buyers writing offers on bank-owned homes throughout Nassau and Suffolk Counties.
REO homes are not auction properties. They're listed on the MLS, shown like any other home, and sold with standard contracts and title insurance.
Most REO homes on Long Island are vacant, lockbox-accessible, and available for inspections — making the buying experience predictable.
Banks sell REO as-is and rarely make repairs. Inspections are still allowed and 203(k) renovation financing is often a great fit for cosmetic-deferred properties.
List prices are set from a broker price opinion and refreshed every 30–45 days. Well-priced REOs in Nassau and Suffolk frequently see multiple offers.
Every REO purchase uses the seller's required addenda. We walk every buyer through the differences from a normal residential contract before offer.
For asset managers and servicers: 350+ closed distressed transactions, exceptionally high Cash for Keys success rate, and on-time milestone reporting.
Real Estate Owned is the accounting label a lender applies to a property it holds on its own books. In New York that status is reached only through the courts: an RPAPL 1304 notice, a filed lis pendens with the Nassau or Suffolk County Clerk, a CPLR 3408 settlement conference, a Judgment of Foreclosure and Sale, and finally a referee's auction.
At auction the plaintiff sets an upset price covering the judgment, advanced taxes and fees. When third-party bidding stops below that figure — the usual outcome on Long Island, where judgments often exceed cash-market value — the lender credit-bids, accepts the referee's deed, and the asset converts to REO.
Once an asset manager assigns the file, a designated REO broker completes occupancy verification, cash-for-keys or eviction, securing and winterization, a BPO, and then lists the home on the OneKey® MLS. That is the point at which the property becomes visible to the public — typically 60 to 120 days after the auction.
Our search consumes the OneKey® feed through MLS GRID and refreshes every 30 minutes, so newly listed Nassau and Suffolk REO appears here the same day rather than days later on national aggregators working from stale exports.
The referee's deed conveys the foreclosed borrower's interest without warranty. Junior liens named in the action are extinguished, but municipal charges — property taxes, water and sewer arrears, village fees — plus open permits and Certificate of Occupancy violations run with the property. Reputable Long Island REO sellers clear the tax and lien issues before listing so title can be insured, but permits and COs are frequently left to the buyer.
Where the sale proceeds fell short, RPAPL 1371 permits a deficiency judgment against the former owner within 90 days of the deed delivery. It does not affect the REO buyer, but it does explain why cooperation and cash-for-keys negotiations happen quickly at this stage.
Long Island's high property-tax burden compresses hold economics, so most successful REO plays here are either value-add resales in Nassau's south-shore and western Suffolk submarkets, or long-term holds in areas where rents support the tax load. Underwrite the annual tax bill first and the renovation second — that ordering kills more bad Long Island deals than any inspection.
Aging inventory is the reliable edge. REO list prices are reset from a refreshed BPO every 30 to 45 days; a property sitting past two resets with no offers is where negotiating room actually exists.
Because REO conveys insurable title, financing is available: conventional for habitable homes, FHA where minimum property standards are met, and FHA 203(k) or Fannie Mae HomeStyle where the home needs systems, kitchens or baths before it can pass appraisal. Investors relying on hard money should still model a conventional refinance exit, since Long Island renovation timelines routinely run past a 12-month bridge.
East End Luxury Ltd. works both sides of the REO market: disposition for asset managers across Equator, RES.NET and Pyramid, and buyer representation on bank-owned purchases throughout Nassau, Suffolk and the East End. That dual view is why our buyers see occupancy status and price-reduction cadence that is not visible in the MLS remarks.
For a homeowner still ahead of the auction, the REO stage is avoidable. A short sale, modification or deed in lieu — pursued before judgment, ideally with a HUD-approved counselor involved — preserves far more optionality.
