1. Brokerage Services & Scope

East End Luxury Ltd. is a New York–licensed real estate brokerage. Our role is limited to real estate brokerage services.

Short sales & lender approvals. Any negotiation of a short sale, loan modification, deed-in-lieu, or other lender approval must be handled by a licensed attorney or a HUD-approved housing counselor of your choosing — not by the brokerage.

Nothing on the Site constitutes legal, tax, or financial advice. Consult appropriate licensed professionals for those matters.

2. MLS & IDX Listing Data

Listing information on the Site is provided by OneKey® MLS as distributed through MLS GRID and is subject to the OneKey® MLS IDX Rules and the MLS GRID Data License Agreement. Information is deemed reliable but is not guaranteed and should be independently verified. Listings displayed may be from cooperating brokers and are identified accordingly. You may not copy, redistribute, scrape, frame, or reuse any MLS data outside of personal, non-commercial use to identify properties you may be interested in purchasing.

3. Form Submissions

When you submit a contact, pre-qualification, schedule-showing, investor registration, or distressed homeowner intake form, you represent that the information you provide is accurate and that you have authority to share it. You consent to be contacted by East End Luxury Ltd. and, where applicable, to have a summary of your submission emailed to you and our admin team. Form submissions do not create a brokerage, attorney-client, or fiduciary relationship; a separate written agency agreement is required for representation.

4. Account & Acceptable Use

If you create an account (saved searches, investor profile, admin), you are responsible for safeguarding your credentials and all activity under your account. You agree not to:

• Scrape, crawl, or harvest data, including MLS listings, beyond personal use.
• Reverse engineer, probe, or attempt to bypass security or rate limits.
• Misrepresent your identity or impersonate another person, broker, or entity.
• Submit unlawful, defamatory, harassing, or infringing content.
• Interfere with the Site or any other user's use of it.

5. Intellectual Property

Site design, branding, photography, written content, and proprietary tools (saved-search engine, investor analytics) are owned by East End Luxury Ltd. or its licensors and are protected by U.S. and international intellectual property laws. Except for personal, non-commercial use, no part of the Site may be reproduced, republished, or transmitted without prior written permission. See our DMCA Notice for takedown procedures.

6. Fair Housing & Equal Opportunity

East End Luxury Ltd. is an Equal Housing Opportunity brokerage and complies with the federal Fair Housing Act, the New York State Human Rights Law, and the NYS Housing & Anti-Discrimination Notice. We do not discriminate based on race, color, religion, national origin, sex, disability, familial status, source of income, sexual orientation, gender identity, age, marital status, military status, or any other protected class.

7. Third-Party Links

The Site may link to third-party websites, including REO Network, HUD, VA, MLS GRID, county clerk records, and partner vendors. We are not responsible for the content, privacy practices, or accuracy of third-party sites. Use of those sites is at your own risk.

8. Disclaimers

The Site, including MLS listing data, valuation tools (BPO, gross yield, GRM, projected income, fix-and-flip analysis), and any informational content, is provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, accuracy, or availability. Underwriting and valuation outputs are estimates only and must be independently verified before any investment or transaction decision.

9. Limitation of Liability

To the maximum extent permitted by law, East End Luxury Ltd., its officers, agents, and licensors shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising out of or relating to your use of the Site or reliance on any content, listing data, or valuation. Our aggregate liability for any claim related to the Site shall not exceed one hundred U.S. dollars ($100).

10. Indemnification

You agree to indemnify and hold harmless East End Luxury Ltd. and its principals, agents, and licensors from any claim, liability, or expense (including reasonable attorneys' fees) arising from your misuse of the Site, breach of these Terms, or violation of any law or third-party right.

11. Governing Law & Venue

These Terms are governed by the laws of the State of New York, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in Suffolk County, New York, and you consent to personal jurisdiction and venue there.

12. Changes to These Terms

We may update these Terms from time to time. The "Effective" date above reflects the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
