NY DOS Required Disclosure

    Standard Operating Procedures

East End Luxury Ltd. — NY DOS License #10491200000 · Principal Broker: Kristopher J. Pilles

    1. Prospective client identification

East End Luxury Ltd. does not require prospective homebuyers to show identification before being permitted to view properties. Identification may be requested later in the transaction (for example, before signing a contract or making an offer), consistent with NY State law and customary industry practice.

    2. Exclusive buyer brokerage agreement

We do not require prospective homebuyers to sign an exclusive buyer brokerage agreement before showing properties, unless the buyer specifically requests one or it is required by an out-of-state cooperating brokerage.

    3. Pre-approval for a mortgage loan

We do not require prospective homebuyers to obtain a pre-approval for a mortgage loan before showing properties. We may, however, recommend pre-approval as a courtesy so buyers can move quickly when the right property is found, and certain seller-side listings (notably bank-owned/REO and short sales) may require proof of funds or pre-approval before offers will be considered.

    Equal Housing Opportunity

East End Luxury Ltd. supports the principles of the Fair Housing Act and the Equal Opportunity Act. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity, military status, age, marital status, lawful source of income, or any other class protected by law.
