How buying a short sale actually works
Four steps. Roughly 60–120 days. CDPE-trained listing and buyer-side guidance throughout.
1. Get pre-approved
Short-sale lenders require proof you can actually close. Conventional, FHA, VA and 203(k) renovation loans are all accepted on most listings. Cash buyers move to the front of the line.
2. Submit a clean offer
We package your offer with proof of funds, pre-approval, and an executed short-sale addendum so the seller's attorney can present a serious buyer to the lender on day one.
3. Lender review (45–90 days)
The servicer orders a Broker Price Opinion (BPO), reviews the file, and either approves, counters, or rejects the price. We keep the listing and buyer side moving while that review is in progress.
4. Approval letter & closing
Once the lender issues a written short-sale approval, you typically have 30–45 days to close. We coordinate inspections, title, and any junior-lien releases through our buyer-side network.
What a CDPE-trained listing brokerage actually does for you.
- Reviews the listing-side hardship package before you offer
- Pulls the BPO range so your offer is priced to land
- Writes the short-sale addendum protecting your deposit
- Coordinates the file every week in writing
- Tracks payoff of junior liens and back property taxes
- Coordinates inspection timing around lender approval
We list, market, and represent. We do not provide legal, tax, or financial advice.

Patchogue, Suffolk County short-sale FAQ
Are there short sales in the Hamptons and on the North Fork?
Yes. Hamptons and North Fork short sales appear regularly — usually higher-priced homes where an adjustable-rate mortgage reset, an income loss, or an estate situation made the loan unsustainable. We surface them as soon as they hit OneKey® MLS.
What if the Suffolk short sale also has back property taxes?
Common — and solvable. The mortgage servicer will typically agree to pay outstanding property taxes from the sale proceeds, since the tax lien sits ahead of theirs. This gets handled as part of the file.
Is a short sale a good deal for the buyer?
It can be — but the discount comes from buying a property in 'as-is' condition with a longer timeline, not from paying below market. The seller's lender sets the floor based on a BPO. Real value is access to inventory other buyers can't navigate.
Can I back out of a short sale offer if it takes too long?
Yes. Most short-sale contracts include a buyer-cancellation clause if the lender hasn't issued written approval within a defined window (often 60–90 days). You get your earnest-money deposit back. We always make sure that protection is in your offer.
Do I pay the seller's commission, agent fees, or closing costs?
No. The seller's lender pays the listing-side and buyer-side commissions out of sale proceeds as part of the approval. You pay your standard buyer closing costs and your own attorney.
What does the brokerage actually do?
East End Luxury Ltd. is a New York–licensed real estate brokerage focused on listing and selling REO and short-sale properties. We provide brokerage services only — listing, marketing, pricing strategy with a BPO, buyer procurement, and transaction coordination through closing. We do not provide legal, tax, or financial advice.
Who actually represents the seller?
We are the listing brokerage — we list, market, price, and procure the buyer. Sellers typically also engage their own appropriate licensed professionals to handle matters outside the brokerage's scope.
What does the brokerage provide on the file?
As the brokerage, we provide a Broker Price Opinion (BPO) and CMA to justify value, the executed listing agreement, MLS marketing history and showing activity, the fully executed purchase contract with buyer proof of funds or pre-approval, an estimated seller net sheet, and ongoing transaction coordination through closing. We do not provide legal, tax, or financial advice.
